The areas outside the beltway have expanded massively in the last decade and some even say that it now extends all the way to Shenandoah Valley where you can find lots of car and van pooling in order to commute to DC. Outside the beltway there are no space issues, the expanse of land is a lot bigger which leads to more diverse homes being built. There have been many new developments around the western part of Fairfax County, Prince William County and Loudoun County. There is a big difference between living within The Northern Virginia Beltway and living outside of it. They both have an excellent standard of living, amongst the highest in the nation but will suit a different type of person. New families may prefer to live in the suburban Arlington area with their older homes and tree lined roads, younger professionals may choose to live in the newly built condos. Outside the beltway would probably tend to suit older families who have a bit more money and a car, rather than always relying on public transport, this isn't to say that people living inside the beltway don't own a car, it is however just more popular to use the public transport.
